Yoichi Holiday Rental Agreement - By clicking "Request to book" the lessee is accepting all of the following terms and conditions.

Your agreement is with the owner (“we”, “us” and “our” in these Terms and Conditions) for the property of Yoichi Holiday. References to “you” or “your” are references to the person making the booking and all members of the holiday group staying at the property.

Arrival time: 3:00 pm or anytime after

Departure time: 10:00 am or before

1. Reservation & damage deposit

1.1. A Reservation is not confirmed until a confirmation is issued by us.

1.2. Payment of 100% of the fee is required to confirm the reservation.

1.3. Descriptions and details of our services are subject to change at any time.

1.4. A damage deposit of 30,000JPY will be pre-authorized on your credit card on the day of arrival and released 3 days after departure if no damages are found by us.

2. Prices

2.1. All prices are in Japanese Yen and include Japanese consumption tax.

2.2 We reserve the right to correct any accommodation or guest services rates that may have been misquoted due to human and/or computer error.

2.3. All offers, prices, terms and conditions are subject to change or withdrawal without notice prior to a confirmation being issued.

3. Payment

3.1. We accept Credit Card payments in Japanese Yen. In the case where credit card payment is not possible, a bank transfer is accepted.

3.2. Where the currency of your credit card is not Japanese Yen:

3.2.1. All foreign exchange rate calculations and charges are your responsibility.

3.2.2. There may be differences between the date of your credit card payment, the date the charges appear on your credit card statement, and the date on which the currency calculation is made.

3.2.3. Where we cancel, void or refund a payment to your credit card in JPY, there will be changes in the refund amount due to foreign currency exchange rates and fees and charges of your bank or credit card company; any differences are your responsibility.

4. Cancellation Policy

4.1. To cancel your reservation, please send an email to yoichiholiday@gmail.com.

4.2. If the cancellation is received 30 days or more before the date of arrival, 100% of paid prepayments will be refunded by us. *A credit card fee of 3.6% will be deducted from the refund.

4.3. If the cancellation is received between 30 days and 7 days before the date of arrival, 50% of paid prepayments will be refunded by us. *A credit card fee of 3.6% will be deducted from the refund.

4.4. If the cancellation is received within 48 hours of booking and the cancellation occurs at least 14 days before check-in, 100% of paid prepayments will be refunded by us. *A credit card fee of 3.6% will be deducted from the refund.

4.5. If the stay is canceled or interrupted due to unforeseen problems with the building (water, electricity, etc.), we reserve the right to replace it with other accommodations of equivalent standard.

4.6. If no replacement is possible, you shall only be responsible for the cost of the days rented. The cost of the remaining days will be refunded, with no additional penalty payable by you.

5. Rules: Use of rented premises & Lessee’s Responsibilities

5.1. Absolutely no smoking of any type. The house is inspected immediately upon checkout. Any additional cleaning required by the presence of smoking will result in the additional cost of JPY50,000 AND any costs incurred in compensating later guests who are affected by the smell of smoking or the owner of the property for bookings that need to be relocated to a different property.

5.2. You are responsible for the actions of any other person on the rental premises. Only registered guests that are included on the reservation are permitted to stay. Please ensure that the correct number of guests is reflected in your reservation request. Visitors must be approved in advance.

5.3. Outdoor equipment is not allowed in the house as it can ruin the floors. We do provide an outside cabin/entrance room with locks to store your equipment in. You are 100% responsible for the security of your items and we are not responsible for any lost or stolen items.

5.4. Pets: No pets are allowed at any accommodation, either inside, outside or remaining in vehicles parked at the accommodation.

5.5. You must inform us of any damage or breakage caused during the stay.

5.6. You are liable for material damage in the property rented during the rental period for any cause whatsoever, except damages resulting from construction defects, lack of maintenance, natural and technological disasters. You agree to hold us harmless from any claim whatsoever resulting from damages for which you are responsible.

5.7. You agree to respect the rental premises and leave them in the same condition as when they were rented. Furniture and objects for your use must be handled with care and used only for the purposes for which they are intended.

5.8. If cleaning takes longer than the standard time due to the accommodation being left in an excessively dirty state, additional cleaning charges will apply.

5.9. You agree not to use any premises other than those rented and to respect the property of neighbors and other residents.

5.10. Any defects noted by you during the rental period must be reported immediately.

5.11. As the lift passes included in the winter stay are loanable, you are responsible for returning them to the designated place and should report us any loss as soon as possible. The damage deposit shall not be refunded if the tickets are lost or not returned upon check-out as this is to cover the cost of immediate cancellation of any lift passes which are not returned.

6. Important Conditions

6.1. The property may be rented for vacation/workation purposes only.

6.2. Each house has a maximum capacity of 7 people. The maximum number of Guests per accommodation may not be exceeded.

6.3. You may not transfer his/her rights under this rental agreement or sublet the unit.

6.4. If, on the date of departure, you do not leave at the time stipulated in the agreement, additional charges of 10,000 JPY may apply.

6.5. Japanese Law requires that we obtain names, passport details, addresses, and occupations for all guests – you will be asked to provide them on the form at the time of check-in. 

7. Parking

7.1 Parking during winter months is severely restricted and must be requested and confirmed for each reservation if required. If you intend to bring a vehicle, must confirm the availability of parking with us at the time of reservation.

7.2 Parking on the street is illegal and your car may be towed

8. Checklist before leaving the unit

We have a few check-out requirements that will only take a few minutes of your time and helps us to keep our houses affordable.

8.1 Generally, leave the house in good condition and return any moved items back to their original location.

8.2 Empty the waste into the designated place.

8.3 Discard any food you are not taking with you.

8.4 Wash your dirty dishes before leaving.

8.5 Place all used bath towels, hand towels, washcloths, and sheets by the washing machine.

8.6 Cover outdoor furniture, clean the BBQ and make sure the propane is closed (if you used it).

8.7 All windows and doors are locked.

8.8 Keys are returned to the lockbox.

9. General Provisions

9.1 This short-term rental agreement may be amended only in writing.

9.2 Even if any of the provisions in this agreement is deemed null and void, the other agreement provisions remain valid. The parties must come to an agreement reflecting as much as possible the economic objectives of the two parties to this agreement in order to replace the provision deemed null and void.

9.3 This Agreement shall be governed by and construed in accordance with the laws in force in Hokkaido and Japan.

10. Other Provisions

10.1 We guarantee that the facility holds a valid certificate issued by the Kutchan Public Health Center in accordance with the Hokkaido Law on Tourist Accommodation Facilities.

10.2 We may not be held liable for any accident, injury, or illness that is your fault, and that may befall you during the stay. By accepting this provision, you accept the risks associated with your stay at the establishment.

10.3 We may not be held liable for the theft or loss of your property during your stay.

10.4 The stairs are steep, so if you have young children or people in your group with mobility issues, please consider this when choosing the house.

10.5 The house does not have air conditioning. It is equipped with portable fans.

10.6 Infants & children: We are happy to host families with infants and children, but please be aware the properties are only partially childproofed (no cabinet door latches, no baby gates, etc.). Some amenities for children are available on request (high chair, portable cot).

10.7 Shoes: No shoes are allowed inside the house. Especially shoe spikes will cause floor damage. The full cost of repair to any damage to the flooring caused during your stay will be charged to you.
